
STRATA LEVIES
(1) The question of the level of strata levies has been raised in this building with no satisfactory result.
(2) Levies are set by reference to a figure known as “unit entitlement” (or “UE”).
(3) The more valuable the lot (or property), the higher the UE and levies should be. It is generally agreed that value is determined by total number of square metres in a lot and the position (height) of that lot in the building. (The greater the square metres and the higher the position, the greater the value of the lot.)
(4) In this building, however, it is not always the case.
(5) One example of the aberrant UE’s (and levies) is the penthouse which sits atop building B:
The property (lot 62 - see page 8 of SP71480) is over 100 sq metres larger than some properties that are also lower than it, yet lot 62 has a lower UE and lower levies – why is this? Other anomalies exist across the strata plan(s), making some owners advantaged at others’ expense.

The strata plans in question (SP70798 and SP71480) are available for viewing (see below), as is the relevant section of the Strata Schemes Management Act 1996 No 138 (NSW), which provides for the process of having the UE’s reallocated reasonably, according to an independent valuation.
